This Property Owner Agreement ("Agreement") governs the relationship between AponGhar and property owners who list accommodations on the platform.

By creating an owner account, subscribing to any owner plan, or listing a property, you agree to this Agreement.

1. Eligibility

To become a property owner on AponGhar, you must:

• Be at least 18 years old.
• Have the legal authority to list the property.
• Provide accurate property information.
• Comply with all applicable laws.

2. Property Listing Approval

All submitted properties undergo a review process.

AponGhar may:

• Approve a property.
• Reject a property.
• Request additional information.
• Remove a property from the platform.

Approval is not guaranteed.

3. Property Information

Owners agree that all information provided is:

• Accurate
• Complete
• Up to date

Including:

• Property descriptions
• Room details
• Amenities
• Photos
• Pricing
• Availability

Providing false information may result in suspension or removal.

4. Owner Responsibilities

Owners are responsible for:

• Maintaining property quality.
• Honoring confirmed bookings.
• Providing safe accommodations.
• Managing guest check-in and check-out.
• Updating room availability.
• Maintaining pricing accuracy.

5. Subscription Plans

AponGhar may offer:

Listing Plan

• Free listing
• Commission-based

Basic Plan

• Monthly subscription
• Reduced commission
• Property management tools

Premium Plan

• Monthly subscription
• Advanced features
• Zero platform commission

Plan pricing and features may change in the future.

6. Commissions and Fees

Owners agree to applicable commissions based on their selected plan.

Platform commission and payment gateway fees are separate charges.

Premium plan owners may still incur payment gateway processing fees from third-party providers.

7. Owner Wallet and Withdrawals

Owner earnings are credited to the owner wallet.

Owners may:

• Request withdrawals at any time.
• Withdraw any available amount.
• Track earnings through the dashboard.

Withdrawal requests are generally processed within 1–3 business days.

AponGhar reserves the right to delay withdrawals for verification or fraud prevention purposes.

Owners should avoid canceling confirmed bookings.

Repeated cancellations may result in:

9. Reviews

Verified guests may submit reviews.

Owners may not:

• Manipulate ratings.

AponGhar reserves the right to remove fraudulent reviews.

Property owners are solely responsible for:

• Tax obligations
• Licenses
• Registrations
• Local legal compliance

AponGhar does not provide legal or tax advice.

11. Suspension and Termination

AponGhar may suspend or terminate owner accounts for:

• Fraud
• False information
• Guest complaints
• Policy violations
• Illegal activity

12. Limitation of Liability

AponGhar acts solely as a technology platform.

Property owners are fully responsible for:

• Guest experiences
• Property operations
• Property safety
• Local compliance
